Independent Regulation | What It Means For YOU
On Tuesday 29th September 2026, during the Labour Party Conference, Housing Secretary Angela Rayner announced that the Government will legislate to introduce an independent regulator for sales, lettings and leasehold managing agents.
The Secretary of State expressed strong concerns about unqualified, unlicensed and unregulated agents, citing that decent businesses are being undercut and undermined by rogue agents.
Rayner explained that independent regulation would mean agents will be required to follow the rules, and those that don’t will have their licenses taken away.
Agents will be required to obtain a license to do the job, as well as appropriate qualifications to operate. The Government will also be capping permission and administration fees.
