Property Manager – 35-50 Blocks / 500 Units – Southsea

The Role
We are an established independent block management company in Southsea, seeking an experienced Property Manager to oversee our residential portfolio.
You will:
Act as the primary point of contact for leaseholders and directors
Prepare and oversee service charge budgets
Attend occasional meetings, including AGMs
Conduct an annual site visit for Fire Risk Assessment (FRA) reviews and occasional ad hoc inspections
Ensure developments remain compliant with relevant legislation and health & safety requirements
Support Structure:
Maintenance Team: Handles all day-to-day repairs and major works, including Section 20 consultations
Compliance Officer: Arranges all compliance checks
Administrator: Manages invoices and other administrative tasks
Site Inspector: Carries out regular site inspections
This allows the Property Manager to focus on high-level portfolio management and client service, rather than routine operational or administrative tasks.
The Ideal Candidate
Experienced in residential block/property management
Strong knowledge of service charges and leasehold legislation
Excellent organisational and communication skills
Proactive and professional
IRPM / TPI qualifications desirable but not essential
