Introduction to Site Inspections for Large and Complex development

The selected building will be a High-Risk Building (HRB) with dedicated on-site staff. The session will demonstrate how to effectively “walk the building,” record findings, and respond to emerging issues. 
 
Attendees will gain access to common areas and amenities such as cinemas, swimming pools, gyms, and residents’ lounges, as well as car parks, plant rooms, and mechanical and electrical systems. 
 
A sample apartment will also be visited to examine shared services and interfaces between units. 
 
Additionally, a trained fire door inspector will be present to demonstrate how to inspect and record a compliant fire door check. 
 
The “walk and talk” will conclude with an informal Q&A session with Sandeep Singh, accompanied by light refreshments. 
 
The session will also cover how to approach inspections at unmanned or remotely managed properties, offering insights transferable to smaller sites. 

• Understand your duties and responsibilities when inspecting a building and why accuracy matters. 
• Identify key compliance and safety areas, including M&E systems, fire safety, health & safety, and wayfinding. 
• The importance of understanding when to tackle an issue and when to escalate to an expert. 
• Appreciate the customer experience aspect of inspections (cleanliness, team presentation, noticeboards, and amenities). 
• Gain insight into on-site FM roles and observe live demonstrations such as swimming pool and plant room checks. 
• Observe a live fire door inspection conducted by an expert. 
• Explore technology and digital tools used to record and monitor inspection findings.
